As to the magic item them mentioned, Demiurge used a real magic item that his creator, Ulbert made to stand in for it. So they did actually find a real magic item, it was just one that Demiurge had placed there.

Ainz's question at the end there was basically there last chance to back out. his question of "why are you invading these ruins" was meant to see if they had any special/meaningful reason to do so. the response he received, of simply "money" sealed the plan into motion. "We've been offered enough money that we would risk death to gain" translates to "whatever happens, it's on you" to Ainz's

In the books, when all of the workers meet Momon they actually wanna see how strong he truly is so the old man in the green armour actually wants to fight him to see how strong he truly is and they do have a practice match

The death Knight from the beginning was one that they captured, in the books They captured it on a battlefield because if undead are around for long enough, they can become a death knight or something else

To answer your question about the death knight. The mage Fluder had it captured and has been experimenting with undead for a long time trying to become a better mage and all of that happened in order. So he met with momon and then met with the emporer. Momon mentioned Fluder by name when he and Nabe chatted about the difference between adventures and workers.
